Find pool builders by city

Towns with fewer than 3 listed pool builders sit on the nearest city's page.

How listings are vetted

  1. 1

    Start from the record

Every listing begins as a Google Maps record filed under swimming pool contractor, or a business with a builder's name.

  2. 2

    Keep the real ones

Florida businesses that are open and have at least one review stay. Duplicates are merged.

  3. 3

    Read the website

Cleaning routes, repair shops and supply stores are left out. A site that confirms pool building gets the listing marked and sorted higher.

  4. 4

Say when we do not know

No website to read means "not enough info" on the listing, never a guess. Licenses and insurance are not verified.

Every listing starts from a Google Maps record filed under swimming pool contractor, or a business with a builder's name. We keep Florida businesses that are open and have at least one review, and we merge duplicates.

Then we read each business's own website. Where the site shows the business does not build pools, such as a cleaning route, a repair shop or a supply store, the listing is left out. Where the site confirms it builds pools, the listing says so and sorts higher on its city page. Where there is no site to read, the listing says "not enough info" instead of guessing.

We do not verify licenses or insurance. When a listing says a business states a contractor license, that is what its website says. Check the license with the state before you sign.

Owners can claim a listing to correct details or add photos. A person checks every claim. Published by Shawn Buckles.

How to choose a pool builder in Florida

Start with the license, not the design. A 3D rendering shows what a company can draw. It doesn't show whether the company may legally build a pool, who pulls the permit, or what the quote leaves out. These six checks put the paperwork first, and each one is a question you can ask on the first call.

Check which pool license the builder holds

Florida law defines three pool licenses, and only two cover building. A commercial pool/spa contractor may build, repair and service any pool or spa. A residential pool/spa contractor may build, repair and service residential pools and spas. A swimming pool/spa servicing contractor may repair and service pools, and that license does not cover building one. Ask for the license type and number before anything else.

Confirm the license with the state

The Department of Business and Professional Regulation issues contractor certificates, so confirm the number with the department before you sign. A certified contractor may work anywhere in Florida. A registered contractor has met the requirements of one local jurisdiction and may work only there. Check that the name on the license matches the name on your contract.

Ask who pulls the permit

The company that signs your contract should pull the building permit. Be careful if a builder asks you to pull it yourself as an owner-builder: Florida's disclosure makes the owner "the responsible party of record on a permit", and the law expects the owner to supervise the work directly. Permit rules are local. The Miami and Jacksonville pages show what those two permit offices ask for.

Compare written quotes line by line

Two quotes are only comparable when each one lists what is included, what is not, the payment schedule by milestone and how a change order is priced. Make sure every builder is quoting the same pool type and interior finish. Ask for the insurance certificates and the warranty terms in writing at the same time, part by part: structure, workmanship, equipment and finish.

Settle the safety feature before the contract

A new residential pool in Florida has to meet at least one pool safety requirement to pass its final inspection: a barrier enclosure, an approved safety cover, exit alarms on the doors and windows that open to the pool, self-closing and self-latching doors, or a pool alarm. Ask each builder which one the price covers. This is where quotes quietly differ.

Plan the dig around utilities and storm season

Before any digging, the excavator has to notify Sunshine 811 at least two full business days ahead so the utilities can mark their lines. The Atlantic hurricane season runs from June 1 to November 30, so ask how the company protects a site that is open when a storm is forecast. Then call two or three recent customers nearby and ask how the job ran against the contract.

Frequently asked questions

How are pool builders listed here?

Every listing starts from a public Google Maps record. We keep Florida businesses that are open and have reviews, read each one's own website, and leave out the ones that turn out to be cleaners, repair shops or supply stores. Owners can claim a listing to correct details or add photos.

Do you charge businesses to be listed?

No. A basic listing is free and stays free. Businesses can pay for a featured position, a best-of placement or a premium listing, and those are marked as such wherever they appear.

What does "not enough info" mean on a listing?

It means the business's website did not say, or there was no website to read. It does not mean no. Call the business and ask.

Are the builders on this site licensed?

We do not check licenses. Florida licenses pool contractors through the Department of Business and Professional Regulation, and you can look a license up on its website before you hire anyone.

How is the order on a city page decided?

Paid featured and best-of positions come first and are marked. After that come businesses whose own website confirms they build pools, then everyone else. Inside each group the order is by rating and number of reviews.
